Warrington Annual Property Review 2009: The latest report shows Warrington is living up to its position as the most properous town in the North West, with the commercial market holding up well.

Office deals for 2008 totalled 25,144 sqm (270,000 sqft), whilst just under 60,000 sqm (645,000 sqft) of industrial space changed hands.

Following BE Group’s successful study into rural business space in Cheshire and Warrington, the company has been recommissioned to complete an employment land review for the new Cheshire West and Chester unitary authority that came into existence on 1^st April 2009.  The company is also completing similar employment land studies for Lincolnshire Central Housing Market Area and the Sefton/Knowsley/Halton/West Lancashire local authority area that surrounds Liverpool.

There are two new studies underway in Chesterfield - a feasibility study into upgrading and improving the town’s Market Hall, an iconic town centre building, and an Area Action Plan for the Staveley Corridor, which will mainly provide new employment uses.  BE Group is also assisting High Peak Borough Council in masterplanning another similar area – Bingswood Industrial Estate in Whaley Bridge.

The company continues to work in Peterborough, and has recently been appointed to carry out a Neighbourhood Investment Plan for Gladstone.  It is also undertaking a Public Realm Enhancement Study in Waterhead in the Lake District.  

North Wales is a specialist area for the regeneration team, and they are currently compiling a Sites & Business Accommodation Strategy for Gwynedd County Council.  They are also becoming Local Record Centre experts. Having evaluated and written a succession strategy for Merseyside Biobank, the team is now employed to advise on the harmonisation and consolidation of a number of such facilities in South Yorkshire.

Despite the credit crunch BE Group’s agency team continue to do deals. For MEPC Birchwood Park, offices have been let to Ulster TV and Broker Assistance.  The latter  extended to 18,500 sqft – and is the largest letting of the year in Warrington.  There have been a number of office lettings to local SMEs at St Modwen’s Trident Business Park.  While the team has also assigned 8000 sqft of offices at Gadbrook Park, Northwich to Balfour Beatty on behalf of Pilkington.
