BE Group NEWS

WARIINGTON’S  SMALL MODERN INDUSTRIAL PREMISES THRIVE

The flowers of summer may no longer be in bloom but the small industrial premises in Warrington are now blossoming, recent lettings have shown. BE Group have recently completed five new lettings equating to 13,605 sqft at three different industrial developments across Warrington.  Notably, Cheshire Seals & Components Ltd took 2,795 sqft at the modern Northern Trust development Birch Court in Woolston, Leisurepower Ltd took 2,185 sqft at St Modwen’s Trident Business Park in Birchwood and Shredder Co also took two units of 2,670 sqft at Willow Court at Winwick Quay, another modern Northern Trust development.

It would appear despite the ongoing economic struggle, small businesses in Warrington are showing confidence in modern developments offering flexible terms.  Simon Roddam, Agency Surveyor at BE Group added “Local occupiers now have the option to move to better quality premises at very competitive rents, on terms to suit in most cases.  New schemes such as Birch Court in Woolston are proving to be drawing more interest due to the quality and size of the premises and the simplistic tenancy agreements on offer for an “easy in, easy out” occupancy.

CENTENARY HOUSE, REGENT ROAD MORECAMBE

Centenary House, Regent Road - Image

Lancaster City Council aims to support local businesses and social enterprises, ensuring that there is sufficient office and industrial property to meet all needs. To help achieve this, the Council is considering creating small business space at Centenary House, Regent Road, Morecambe. This space could cater for local social enterprises or charities, wishing to move into office premises.

To establish demand for such a business centre, the Council has appointed BE Group to carry out a survey of social enterprises in Morecambe. This seeks to identify those social enterprises who are considering a move to commercial premises in the next few years and what type of premises, facilities and services they would require. Even if you have no present plan to relocate, we would like to find out what might prompt you to seek commercial accommodation in the future.

I hope you can find the time to fill out the very short questionnaire which can be found at [CLICK HERE]. Please email the completed questionnaire to chriswilson@begroup.uk.com.  Alternatively you can fax it back on 01925 822113 or post to BE Group, Ingot House, Kelvin Close, Birchwood, Warrington WA3 7PB.

If you would like any further information on the study then please contact Christopher Wilson at BE Group on 01925 822112.  All information will be treated confidentially and the results will be amalgamated in the final report.  I hope you will take the opportunity to have your say.
